An Application for the removal of conditions in the title deeds of erfs 306 to 309, Parkwood has been lodged with the City. These properties are part of the Parkwood Strip. (See latest update dated 17 May 2024)
They may best be described by the developer as:
"The site is developed with a “five storey” structure of which the street level along Jan Smuts Avenue is used for a filling station, tyre fitment centre and basement purposes. The levels above are used for offices. There is an illuminated billboard on-top of the structure.
The site gains access off both Jan Smuts Avenue and the lane adjoining the site to the east thereof."
A copy of the formal Application is as follows:
- Further details may be downloaded by clicking here.
- SAPRA have objected as there is very little detail of what is intended by the Application for rezoning and as it is possible that the development will also affect the residential site of the Eastern side of this building. SAPRA would like to know if the developer has considered the impact that this might have on the infrastructure of the suburb. The Objection may be downloaded by clicking here.
- A subsequent letter from City Power has indicated that they have no objection subject to power being provided by the building owner. A copy of that letter may be downloaded by clicking here. Letters of approval from both Johannesburg Roads Agency and Joburg Water have also been received.
Update 17 May 2024
Notwithstanding SAPRA's Objection to which we received no reponse, a Tribunal hearing was held on 13 March 2024, which was incorrectly constituted as with so many other Tribunal hearings. SAPRA's objections at the hearing were overruled and the Tribunal has now reported and accepted the Application. A copy of their decision may be downloaded by clicking here.
